The Commercial Holiday Lighting Guide for Property Managers
Published August 22, 2026
Budgets, timelines, insurance and logistics — everything a property manager needs before signing a holiday lighting contract.
Build the timeline backward
Work back from your desired lighting date. Installation takes one to five nights depending on site size; fabrication takes two to three weeks; the site survey and proposal take another two. That puts contracting in August for a Thanksgiving-week switch-on.
Non-negotiable vendor requirements
Verify these before comparing price. A vendor without lift certification or proper insurance transfers the risk to your ownership entity.
Where the budget should go
Prioritize the visible-from-the-road identity of the property, then the pedestrian experience between buildings, then decorative extras. In multi-tenant centers, common-area lighting delivers more value per dollar than individual storefront work.
Multi-year agreements
Locking two or three seasons protects your install window when lift availability tightens each November and typically reduces annual cost, since fabrication is amortized across seasons.
